Terms and Conditions
1. All the payments shall be made in favour of VLA Infrastructure private limited by cash/check /DD /PO payable at Delhi. The allotted (s) has applied for allotment of plot / farm house with full knowledge and subject to all the laws notification and rules applicable to the area in general which have been explained by the company and understood by him / her.

2. The rule / law notification of any will be applicable as per the government norms, where the Plot / Farm House allotted.

3. The limitation and obligation of anywhere the plot / farm house is allotted. the company has explained all the details in advance and the customers fully satisfied.
- The allotment shall be on the First Come First serve basis.
- The allotted has to sign buyer's agreements and when required after allotment.
- The FEMA / RBI guidelines has to follow by the NRI / Foreign National who willing to purchase plot/ farmhouse the declaration need to be submitted in advance if fail to the allotment and cancelled.
- If for any reason any changes are made in drawing of the project by company / architect or suctioning authority resulting in reduction or increase in the area price for the location of plot / farmhouse the price of the said until will be increase or decrease proportionately as the case may be no claim / objection monetary or otherwise will be raised by the allotted for such change if for any other reason weather within or beyond the Control of the company the whole or part of the project is abandoned no complaint will be entertained by the developer company except the money received from the plot buyer shall be refunded after deduction of service charges.
- In case I/we the applicant(s) at any time, desire of cancellation of the application it may be agreed to at the sole discretion of the company, such a case the 20% of the total confederation amount of the plot will be deducted.

4. In case of transfer of plots/ farm houses the transfer of plots/ farm houses will be charged 5% of the total considered amount from the company side for those buyers who want to sell their plots / form houses this facilities of selling of plots / farmhouses and transferring those plots / farm houses to the second party, can be availed within 24 months from the date of booking of the plots/ farm houses.

5. The applicant(s) agreed that the preferential location charges (PLC) and internal development charges (IDC) shall be payable when demanded by company. However, the applicant confirms that if due to any changes in the layout plan the said plot / form house cases to be in preferential location, the company shall be liable to refund only the PLC paid by the applicant and shall be adjust in the last instalment as stated in the payment plan.
6. The final allotment shall be entirely at the discretion of the company.

7. - The company shall endeavor to give registry of plots / Farm houses to the allottee (s) after receipt of all payments as per payment plan given to the customer from all date of booking.
- The applicants need to pay EDC and IDC 300 per sq. yard extra at the time of registry or when demanded by the company and on receipt of complete payment of the basic sale price and other charges dues.

8. - The taxes, whether levied or to levied in future, on the land and/or on the said Plots /Farm Houses shall henceforth be borne by the allottee (s)
- That upon receipt or full sale price and / or other dues and charges, the Company shall execute and register sale deed / or other documents / instruments, within the reasonable time, so as to transfer the title of the said Plots / Farm Houses in favour of allottee(s). The allottee(s) shall pay. as and when demanded by the company, the Stamp Duty, Registration Charges &all other incidental & legal expenses for execution and registration of the aforesaid instruments in respect of the said Plots / Farm Houses.
- The amount payable to authority in respect of service connection, service lines, substation equipment's, internal or outer development charges, extra furnishing of Plots / Farms Houses shall be charged extra in proportion to the area of the plot. Such amount will be decided by the developer company and to be paid by the allottee. Any charges by the local / Government body or authority towards the house tax, vacant land or any other taxes shall be borne by the Plot / Farm House buyer.
- Electricity installation will be charged extra at the time of registry.

9. - The allottee of the plots farmhouses shall pay necessary charges including security deposit for maintaining and up keeping of the society and providing the various services as determined by the company or its nominated agency one time monthly charges as and when demanded by the company. This agreement will be carried out until the services are handed overto the local bodies.
- The company shall have the right to alter /change the position of the plots farm house and the dimension and boundaries and in its area the allottee has to sign the Supplementary sale deed for the same as and when required.

10. - Sale Deed
- The allottee (s) shall provide his her complete address available with the company at the time of booking and it shall be his her responsibility to inform the company by registered letter about all subsequent changes if any is his her address failing which called deemed notice and letters posted at the first registered address will be deemed to have been received by him her at the time when those should ordinary reach search address and the allottee shall be responsible for any default in payment and other consequences that might occur therefrom.
- Unless the conveyance deed is executed & registered the company shall for all intents and purposes shall Continue to be the owner of the land & also the construction thereon and merely booking shall not give to the allottee and any right or title interest therein.
- That the company in its sole discretion may permit substitution of the name of Nominee in the place of allottees (s) on such terms and conditions and on receipt of such administration charges as it may deem fit. - The allottee (s) declared and affirms that the case of joint allotment failure to pay by anyone shall be deemed as failure to pay by both /all the joint allottee (s) shall be treated as one single person for the purpose of this application and both /all Shall by liable for the consequences jointly as well as severally.

11. - The allottee(s) undertakes to abide by the laws, rules and regulations for any law as may be made applicable to the said property.
- Delhi courts alone shall have jurisdiction in all matters arising out of catching or concerning any transaction.
- The allotee(s) agrees to pay the total basic sale price and / or other charges of plot/ form house as per payment plan down payment/ installment plan opted by him/her.
- The allowed is agrees that he / she shall pay the price of the plot / farm house on the basis of the area and all other charges, as when demanded. He / She also agreed to make all payments through Demand Draft / Cheques drawn upon and payable at Delhi only.
- If any misrepresentation / concealment / suppression of materials of fact is found to be made by the allottee than legal action can be initiated by the developer company Disputes pertaining to the allotment of plot will be settled as per law prevailing in India.

12. - Plot will be Constructed after leaving 3 feet from the back side of the plot.
- Animal husbandry will not be permitted in the campus of the VLA Greens site.
- Commercial activity will not be allowed in the residential campus.
- House/ Villas will be constructed as per the company layout plan.
